The district therefore sits within the Principality’s middle price range, alongside Monte-Carlo, La Condamine and La Rousse. It remains below Larvotto, which continues to be the most highly valued district. Across Monaco as a whole, the average transaction price stood at 57,569 euros per square metre.
District averages, however, only partially reflect the reality of an address such as Seaside Plaza. For large sea-view apartments within the residence, asking prices are significantly above the Fontvieille average. This premium reflects the value the market places on landmark seafront buildings. It is nevertheless essential to distinguish between asking prices and actual transaction prices. Only a detailed analysis of recent sales, property by property, can establish a fair value. “At Seaside Plaza, two apartments of comparable size can show significant differences in value. The wing, the floor and the depth of the sea view often matter more than the age of the building itself.
