
No recent development has transformed Monaco’s skyline as dramatically as Tour Odéon. Rising approximately 170 metres above the Mediterranean, it introduced a new generation of ultra-luxury residences to the Principality, where altitude, views and services have become essential components of real estate value. In just a decade, Tour Odéon has established itself as one of Monaco’s most iconic residential addresses. A look back at its history, architecture, apartments and lifestyle, which have made it a benchmark of the Monegasque property market.
For nearly thirty years, from the 1980s onwards, the Principality tightly regulated the height of new developments, shaping Monaco’s urban profile for decades. However, the increasing scarcity of available land and the need to create new residential space gradually brought vertical development back to the centre of urban planning.
It was in this context that Groupe Marzocco launched the Tour Odéon project in 2006, with a distinctive ambition: to bring together, within a single development, state-owned housing for Monegasque nationals and ultra-luxury private residences. The project was approved at the end of the 2000s, before several years of particularly complex construction work. Completed in 2016, Tour Odéon became the tallest building in Monaco. It comprises 259 residences, including 177 state-owned apartments and 82 private residences located on the upper floors. This mixed-use approach is one of the project’s defining features: a single architectural statement combining public housing policy with ultra-prime residential real estate.
Designed by Monegasque architect Alexandre Giraldi, Tour Odéon has a slender silhouette that is immediately recognisable within the Principality’s skyline. Its construction represented a major technical challenge due to the steep topography of the site, the immediate proximity of neighbouring buildings and the geological constraints of the location. Extensive foundation and retaining works were required to anchor the building into the rock and enable the construction of several underground levels. The tower also includes substantial parking infrastructure, while its reception areas combine contemporary architecture with works of art, including creations by French artist Mateo Mornar. Its predominantly glazed façade was designed to maximise natural light and open the apartments onto spectacular views over the Mediterranean, Monaco and the Riviera. More than a simple high-rise building, Tour Odéon has become an architectural symbol of Monaco’s recent urban transformation.
The private residences at Tour Odéon occupy the highest levels of the building. Their interior architecture notably bears the signature of Alberto Pinto, one of the leading figures in international interior design, who also worked on several of the residence’s common areas. The apartments are built around a number of defining principles: generous volumes, large floor-to-ceiling windows, terraces, panoramic views and an exceptionally high standard of finish. Among the most spectacular properties are the Sky Duplex residences, each offering approximately 1,200 sq m, as well as the renowned Sky Penthouse occupying the uppermost levels of the tower. With more than 3,000 sq m spread across several floors, the Sky Penthouse is regularly cited among the most exceptional apartments on the international property market. Its infinity pool overlooking the Mediterranean has become one of the residence’s most iconic features.
Tour Odéon illustrates particularly well one characteristic of the Monaco property market: two apartments of comparable size can have very different values depending on their floor, orientation and the quality of their views. In a residence of this height, altitude becomes a patrimonial asset in its own right. “At Tour Odéon, height itself becomes a component of value. For apartments of comparable size, floor level, orientation and the openness of the view can create significant differences in value. It is a particularly interesting illustration of the way the Monaco market places a premium on rarity.” This vertical hierarchy contributes directly to the uniqueness of the residence and to the scarcity of its highest apartments.
Living at Tour Odéon means benefiting from a level of service that ranks among the highest in Monaco’s residential market. Tour Odéon is located on Avenue de l’Annonciade, in the La Rousse – Saint Roman district. Its elevated position allows it to overlook much of Monaco while remaining only a few minutes from Larvotto, Place des Moulins, Monte-Carlo and the Carré d’Or. This combination of altitude, proximity to the centre and panoramic views is one of the residence’s principal advantages. Unlike apartments located directly within the Carré d’Or, Tour Odéon offers a more panoramic perspective over the Principality: depending on the floor and orientation, views can extend across the Mediterranean, the Rock, the harbours and part of the Riviera.
Tour Odéon offers a combination that is particularly difficult to replicate: high-rise architecture, a limited number of private residences, hotel-level services, generous floor areas and exceptional views. This scarcity explains the sustained interest it attracts from an international clientele. Transactions are naturally limited by the small number of apartments that come onto the market. As a result, each property offered for sale can differ significantly depending on floor level, size, orientation, views and the quality of its interior design. For this reason, the value of an apartment at Tour Odéon cannot be assessed solely on the basis of an average price per square metre. The intrinsic quality of the property and its position within the tower are determining factors.
A decade after its completion, Tour Odéon remains one of the benchmark developments in Monaco’s ultra-prime residential market. It has helped reshape the expectations of an international clientele in terms of services, space and technological integration. It has also demonstrated that, in a territory as constrained as Monaco, verticality itself can become a source of scarcity and patrimonial value. For a buyer or investor, Tour Odéon therefore occupies a distinct category within the Monaco property market: contemporary residences with structurally limited supply, where each apartment needs to be assessed individually.
