Every year, September brings the summer season on the French Riviera to a close with a particularly intense series of events. Three major yachting gatherings take place over the course of four weeks: the Cannes Yachting Festival, the Monaco Yacht Show, followed by Les Voiles de Saint-Tropez, together forming what industry professionals refer to as the “fashion week of yachting.” For PIRAS Immobilier, this period is not merely a highlight of the social calendar: it is also one of the most reliable indicators of the strength of Monaco’s real estate market and of the Principality’s enduring appeal to a wealthy international clientele.
From 8 to 13 September 2026, Cannes’ Vieux Port and Port Canto will host the 49th edition of the Cannes Yachting Festival, the oldest in-water boat show, founded in 1977. More than 700 vessels will be on display, ranging from electric day boats to 50-metre superyachts, presented by over 680 exhibitors. This event traditionally marks the opening of the international yachting season and attracts both newcomers to the world of boating and experienced yacht owners. For the luxury real estate market, Cannes plays the role of a regional gateway: many buyers who discover the French Riviera during the Festival extend their stay to Monaco, where some of the Mediterranean coastline’s most sought-after residential properties are concentrated.
From 23 to 26 September 2026, Port Hercule will be transformed into the world’s most concentrated showcase of superyachts. Held since 1991, the Monaco Yacht Show is the only exhibition entirely dedicated to yachts over 25 metres; it brings together around 120 superyachts and more than 560 exhibitors along Quai Antoine Ier, Quai des États-Unis and the Darse Nord. This show is far more than a yachting event: over four days, it brings together the same international ultra-high-net-worth clientele that drives residential demand in the Carré d’Or, Larvotto and Fontvieille districts. Yacht owners, family offices and industry executives take advantage of their time in the Principality to view exceptional properties, meet wealth management advisers or finalise relocation projects. The relationship between the Monaco Yacht Show and Monaco’s real estate market is structural: both sectors cater to the same mobile, international clientele, accustomed to the highest standards of discretion.
“Every year, the Monaco Yacht Show is a revealing moment for us. The days surrounding the event account for a significant proportion of our meetings with international clients who already own a yacht and are considering, as a natural next step, acquiring a residence in Monaco. The two worlds, the sea and real estate, naturally complement one another in the minds of this clientele,” observes Silvio PIRAS, Director of PIRAS Immobilier Monaco.
From 26 September to 4 October 2026, the Société Nautique de Saint-Tropez will organise the 28th edition of Les Voiles de Saint-Tropez in the Gulf. Unlike the two previous events, this is not an exhibition show but a sailing competition, bringing together around 250 yachts divided among the Modern, Tradition and Maxi fleets. The 2026 edition will also see the announced return of the J Class yachts, former America’s Cup winners, alongside the three-masted schooner Atlantic. This event extends the atmosphere of the recently concluded Monaco Yacht Show through the lens of maritime heritage and competitive sailing. Saint-Tropez, less than an hour from the Principality by sea, forms part of the same residential ecosystem as Monaco for a segment of international clients who divide their time between a primary residence in Monaco and a secondary property in the Var.
These three events, taking place within less than a month, form a coherent calendar: Cannes opens the season, Monaco marks its high point, and Saint-Tropez brings it to a close in a more intimate setting.;For Monaco’s real estate market, this sequence represents an exceptional window of international visibility. The simultaneous presence in the Principality of yacht owners, family offices and business decision-makers from around the world coincides with a peak in enquiries for the acquisition of exceptional properties, whether residences overlooking the harbour, luxury apartments in the Carré d’Or or properties in Fontvieille, just a few minutes’ walk from Port Hercule. The features sought by this clientele, security, discretion, direct access to the harbour and high-end concierge services, correspond precisely to the standards that define Monaco’s luxury real estate market.
Real estate investment in Monaco therefore extends well beyond its well-known fiscal and wealth-preservation fundamentals. It is also closely connected to an international calendar of events, the Formula 1 Grand Prix, the Monte-Carlo Television Festival and, increasingly, the Monaco Yacht Show, which maintain the Principality’s visibility and appeal among a global clientele throughout the year. In this respect, September represents a strategic period for anyone considering the acquisition of property, high-end rental or real estate investment in Monaco.
